Chapel Run is a close-knit neighborhood that values peace, safety, and a strong sense of community. The proposed Leigh Village development threatens to dramatically change the character of our area with high-density construction, heavy traffic, and environmental strain.

The proposed Leigh Village development would bring more than 4,000 new housing units plus retail and office space right next to Chapel Run, transforming peaceful green space into a high-density urban center.

What’s at Stake
  • Traffic & Safety: Our roads are already congested during peak hours. Adding hundreds of new cars will make it more dangerous for children, pedestrians, and cyclists.

  • Schools: Nearby schools are already near capacity. This development would overcrowd classrooms and stretch resources thin.

  • Environment: Paving over greenspace means increased flooding risk, more stormwater runoff, and loss of wildlife habitat.

  • Noise & Light Pollution: What is now a quiet community could be disrupted by late-night traffic, construction, and commercial activity.

  • Property Values: Overdevelopment without proper infrastructure can decrease surrounding home values, hurting families who have invested in this neighborhood.

How to Help

  • The Planning Commission held its hearing on September 9, 2025 and voted 10–1 to recommend approval for Leigh Village Center 

  • After Planning Commission, the next step is a Durham City Council public hearing. The City has not placed on a Council agenda yet; Council agendas are posted the Thursday before each meeting on the Agenda Center.

Tell them to oppose or condition the rezoning until safety, watershed, and affordability protections are in place.​
